1. Total project Rp. 136.160.000.000,-.
2. All building, facility, infrastructure will be completely build/finished at 2020.
3. there is three type house for sale, large size, medium size and small size which is different pricing and cost for each type.
4. Project needs other source of finance and use bank loan. Total bank loan 30% from total project cost, interest rate 12,50% per year.
5. Template financial model that i made from this excel only base from project without information from historical corporate or group financial statement.
6. I used quarterly progress each year for financial modeling.
7. Discount factor from interest rate, I did not use Weight Average Cost of Capital.
8. Allocation target sales composition are hard cash, mortgage and gradual cash. Hard cash 30%, Mortgage 50% and gradual cash 20%.
